Common Condo Fan Coil Problems and When to Call an HVAC Technician
Weak airflow, water in the closet, strange noises — what condo fan coil symptoms usually mean.
Fan coil units in condos work hard in a small space, and most complaints trace back to a handful of causes. Weak airflow is usually a restricted filter or a dirty coil, both of which build up quietly over a season or two.
Water is the symptom to act on quickly. A blocked condensate drain or a full drain pan can leak into flooring and ceilings, and in a condo that becomes a neighbour's problem as well as yours.
Noise often comes from the blower motor or its bearings, or from loose panels transmitting vibration through a closet wall. It rarely improves on its own.
If the unit will not heat or cool, the cause may be the in-suite controls, the valve arrangement tied to the building loop, or the thermostat itself. That is the point to call a technician who works on condo systems regularly, because the diagnosis depends on how your building's system is configured.
